No Surprises

Eight Steps. No Surprises.

Most cost overruns and project delays in residential construction do not start during construction. They are created in the months before site preparation begins, in unresolved details, deferred specifications, and decisions left to be made on site when they are at their most expensive.

We have structured our high-performance home-building process to eliminate these risks before they arise. By resolving every structural and financial detail on paper, we ensure you sign a construction contract based on documented reality, providing absolute budget certainty and a smooth build timeline.

Our Eight-Step Project Roadmap

01

On-Site Feasibility Study

Our process begins with an in-person, paid site consultation. Stephane Blaise spends one hour on your property evaluating geotech constraints, solar access, council planning overlays, and your structural brief. This initial audit qualifies your project and determines site suitability before any design fees are incurred.

02

Quick Building Estimate (QBE)

Once feasibility is confirmed, our team produces an early pre-construction estimate using automated BOQ takeoff via our estimating software. You get a realistic number before your architect finalises drawings.

03

Early Construction Involvement (ECI)

We collaborate with your architect during the design development stage to review structural detailing, buildability, and Passive House compliance on paper. This early joint review prevents the expensive late-stage redesigns and contract variations common in standard builds.

04

Letter of Engagement

Once design and initial estimates are stable, clients sign a formal Letter of Engagement to secure Blaise Building Services as their builder and lock in their build slot.

05

Final Build Estimate & Contract

We execute detailed 3D modeling, perform a comprehensive pricing review with our trade partners, and draft the final construction contract with guaranteed pricing.

06

Certified Construction

Our specialised carpentry team manages the construction of your high-performance building envelope under strict quality controls. We manage your build sequence in real time through our cloud-based Construction Software client portal, keeping you updated with progress photos and site schedules.

07

Blower Door Testing

At completion, we conduct a physical Blower Door Test to measure and verify the airtightness of your building envelope. This test provides documented, certified proof that your home meets international Passivhaus standards before we hand over the keys.

08

Ongoing Post-Build Support

Our relationship continues long after handover. Every six months, we schedule automated maintenance check-ins to inspect your mechanical ventilation HRV filters, gutters, and structural elements, protecting your investment and maintaining peak performance over the long term.

Building Insights

High-Performance Building Insights

To help you navigate pre-construction, Stephane has outlined how our process protects your custom project.

What is the step-by-step process of building a Passive House in Sydney?

It requires a continuous, highly detailed pre-construction phase. We begin with a site feasibility audit, move into ECI design reviews to prevent budget blowouts, lock in material specifications, and execute the build to Passivhaus standards, verifying airtightness with three physical Blower Door Tests.

How do builders prevent cost overruns on a high-end custom home?

By resolving constructability and material selections before construction starts. Our estimating process and QBE cost modelling give your architect a realistic budget framework during the design stage, ensuring we sign a contract based on detailed takeoffs rather than speculation.

Why does Passive House construction need three Blower Door Tests instead of one?

Because airtightness is easy to secure during the structural framing stage, but extremely difficult and expensive to remediate after lock-up. By testing at framing, services rough-in, and lock-up, we catch and seal any structural air leaks when they are cheap and easy to resolve.
