No Surprises

Five Steps. Zero Surprises.

Most cost overruns and project delays in residential construction do not start during construction. They are created in the months before site preparation begins — in unresolved details, deferred specifications, and decisions left to be made on site when they are at their most expensive.

We have structured our high-performance home-building process to eliminate these risks before they arise. By resolving every structural and financial detail on paper, we ensure you sign a construction contract based on documented reality, providing absolute budget certainty and a smooth build timeline.

Our Five-Step Project Roadmap

01

On-Site Feasibility Study

Stephane Blaise spends one hour on your property evaluating geotech constraints, solar access, council planning overlays, and your structural brief. This initial paid consultation qualifies your project and determines site suitability before any design fees are incurred.

02

Early Contractor Involvement (ECI)

We form an early collaboration with your architect during schematic design, providing cost, detailing, and constructability feedback while your designs are still on paper. This stage produces a Quick Building Estimate (QBE) to ensure your drawings stay within budget.

03

Cost-Modelling, Contract & Approvals

We prepare a detailed estimate using 3D SketchUp modelling and automated takeoffs. We resolve all material specifications, details, and timelines for the final fixed-price contract, then manage the entire council DA and CC approvals process on your behalf.

04

Managed Construction

Your construction phase is managed in real time through our cloud-based WunderBuild client portal. You receive daily site photos, progress updates, and schedule tracking. We conduct three independent Blower Door Tests at framing, services rough-in, and lock-up to verify airtightness at every critical stage.

05

Performance Verification & Handover

Handover is a verified physical outcome. We conduct a final certified Blower Door Test to confirm your home meets Passive House standards. You receive a Home Operational Manual, a guided walk-through with Stephane, a 13-week post-handover maintenance programme, and our 6-year construction warranty.

Building Insights

High-Performance Building Insights

To help you navigate pre-construction, Stephane has outlined how our process protects your custom project.

What is the step-by-step process of building a Passive House in Sydney?

It requires a continuous, highly detailed pre-construction phase. We begin with a site feasibility audit, move into ECI design reviews to prevent budget blowouts, lock in material specifications, and execute the build to Passivhaus standards, verifying airtightness with three physical Blower Door Tests.

How do builders prevent cost overruns on a high-end custom home?

By resolving constructability and material selections before construction starts. Our estimating process and QBE cost modelling give your architect a realistic budget framework during the design stage, ensuring we sign a contract based on detailed takeoffs rather than speculation.

Why does Passive House construction need three Blower Door Tests instead of one?

Because airtightness is easy to secure during the structural framing stage, but extremely difficult and expensive to remediate after lock-up. By testing at framing, services rough-in, and lock-up, we catch and seal any structural air leaks when they are cheap and easy to resolve.
