Pre-Construction

Timelines, Approvals, and Pre-Construction

The pre-construction phase determines the outcome of your entire project. Every week of clarity saved here is a month of risk removed from the site.

Resolving details on paper first is the single most effective way to protect your timeline.

How long does the entire custom home building process take?

On average, a custom Passivhaus project requires four to eight months for the pre-construction, cost-modelling, and approval phase, followed by twelve to eighteen months for on-site construction. Resolving every material specification on paper before site preparation begins is the single most effective way to protect your timeline.

Do we need council approval for high-performance builds in Sydney's Eastern Suburbs?

Yes, high-performance homes are subject to the same local council DA and CC approval processes as standard residential construction. We manage this entire architectural documentation and approval process on your behalf to ensure compliance with local controls.

Costs & Pricing

Costs, Estimates, and Pricing

“Pay once to secure the envelope. Remove the recurring cost of running and cooling a draughty home forever.”

— Stephane Blaise, Director

How much does a Passive House cost in Sydney?

The construction cost per square metre is typically 5% to 15% higher than for code-minimum conventional builds due to premium components such as airtight membranes, heat-recovery ventilation, and triple glazing. Our Quick Building Estimate (QBE) provides transparent, itemised cost-modelling of your specific drawings during the design stage.

Is a bespoke Passive House more expensive than a standard custom home over its lifespan?

No, because a certified building envelope reduces your heating and cooling energy demand by up to 90%, virtually eliminating utility costs. By paying once at the start to secure the structural envelope, you remove the recurring costs of running and cooling a draughty home.

Technology

Technology, Materials, and Blower Door Testing

Certified performance is not claimed — it is physically measured and documented before we hand you the keys.

Blower Door Tests per build
≤0.6ACH50 — Passive House standard

What hardware and materials do you use to secure airtightness?

We refuse to use cheap, unverified materials on our building envelopes. We standardise premium vapour-control membranes, specialised sealing tapes, and high-performance thermally broken timber or uPVC double- and triple-glazing for every custom project.

Why is airtight construction physically tested?

We conduct a physical Blower Door Test at completion to measure air changes per hour, which is a mandatory requirement for formal Passive House certification. This test provides documented, certified proof of your building's structural integrity and energy efficiency prior to handover.

Stage 1Framing
Stage 2Services Rough-In
Stage 3Lock-Up

Three independent Blower Door Tests — conducted at each critical stage of construction to catch air leaks when they are cheapest to fix.

How do you protect our project from cost overruns and redesign fees?

We use our Early Construction Involvement (ECI) process to review your architect's plans during the early design stage. Catching detailing bottlenecks and cost overruns on paper, before drawings are submitted to council, prevents expensive late-stage variations.

How do I track the progress of my home during the construction phase?

You receive daily site photos, real-time schedule tracking, and financial progress claims through our cloud-based WunderBuild client portal. You can see exactly who is on-site and what is happening on your property on any device.
